The report reveals that Nad Al Sheba, Springs/Meadows/Greens, and Jumeirah Village Circle (JVC) are the top three areas where school fees are most expensive, with average annual fees of up to AED 64,093 for all year groups.
On the other hand, schools located in Deira, Al Qusais/ Muhaisnah, and Al Karama offer the lowest school fees in Dubai, averaging AED 12,723 per year.
Compared to Edarabia’s findings in Q1 of 2018, Al Sufouh, which used to be the third (3rd) most expensive area in terms of school fees, is now the seventh (7th) most affordable area, averaging AED 40,820 per year. The addition of new schools and the recent tuition freeze has resulted in greater opportunities for parents. Affordability remains a recurring concern as private schools compete to offer more attractive options.

The average yearly rental data for 1, 2, and 3 bedroom apartments, and 3 and 4 bedroom villas, was collected for Q4 2018 from Bayut.com. The report covered 29 residential areas, including popular Dubai neighborhoods.
The Q4 Report (2018) suggests that the lowest apartment rents are to be found in some of the older neighbourhoods of Dubai: Al Qusais/Muhaisnah, Discovery Gardens, and Al Quoz. Meanwhile, the most expensive apartments and villas are to be found in the more central neighbourhoods such as Nad Al Sheba and Jumeirah as well as Arabian Ranches and Palm Jumeirah.

JVC, Dubai Sports City, Dubai Investment Park and IMPZ were found to be the most affordable areas. JVC is also home to some of the most affordable villas, after Mirdif and Dubai Sports City. Meanwhile, the most expensive apartments and villas are to be found in the older, more central neighbourhoods – particularly Al Sufouh, Jumeirah, Nad al Sheba, Palm Jumeirah, and Umm Suqeim.
There are 194 Private Schools in Dubai with a total of 281,432 students. Out of these, 32,911 are Emirati students. Thirteen schools are expected to open this academic year, creating 25,517 new seats.
There were a total of 166 schools inspected by the Dubai Schools Inspection Bureau (DSIB). The Knowledge and Human Development Authority (KHDA) rated a total of 16 schools as “Outstanding”, 14 Schools as “Very Good, 69 schools as “Good”, 50 schools as “Acceptable”, and 10 schools as “Weak”.
